There are multiple documents and forms that govern the Maitland Woods Community. Below you will find all of these documents linked along with a description of each.

Governing Documents


Charter of Maitland Woods was established by the developer to incorporate the Association in the state of Tennessee.


Declaration of Covenants and Restrictions has been created by the Developer of Maitland Woods (Saddlebrook); each homeowner would have signed a document at closing agreeing to abide by these covenants and restrictions.  The Board of Directors is charged with enforcing this document. This document may not be superseded by the ByLaws or Rules & Regulations. Any changes to this document would require agreement by 90% of the owners in Maitland Woods.


Declaration of Covenants and Restrictions First Amendment covers the annexation of additional property by the original developer.

Declaration of Covenants and Restrictions Second Amendment covers the annexation of additional property by Maitland Woods HOA Members due to the negligence of the bankrupt developer failing to file the proper paperwork prior to ceasing operations. 


ByLaws is a document established by the Developer of Maitland Woods (Saddelbrook) which gives authority of governing Maitland Woods to the Board of Directors. This document can not be superseded by the Rules & Regulations.  Any changes to this document requires a Majority vote of owners in Maitland Woods


Rules & Regulations were established by the Board of Directors to ensure a consistent, safe and favorable community atmosphere and appearance. Any changes to this document requires a majority vote by the Board of Directors.


Forms


Home/Property Additions or Alterations Form: This form is required when making any changes to the exterior of your home including color changes, landscaping, and erection of fences (including replacements). It also is required for new construction of any kind. Changes made without approval could be corrected by the HOA at the expense of the lot owner. Changes must be submitted for approval to:
